Bunkai is the application of Kata techniques and sequences on an opponent. There are many types of Bunkai included Kihon, Grading and Oyo (Variation) applications. A direct link to the Kata should always be relevant and it is best to learn from your Dojo or country chief instructor or International senior instructors.
